Hardwood Recoating


 
FloorX Installations repairs and recoats existing wood floors. Using the TyKote Dustless Recoating System from Basic Coatings, refinishing and maintaining your hardwood floors has never been easier. An average recoat job (3 rooms or approximately 400 to 700 square feet) usually takes one day to complete.
 
THE BASICS
 The basics involved in a TyKote recoating job are as follows: The floor is vacuumed to remove any solid particulates. Then the floor is cleaned with a product called IFT (Intensive Floor Treatment) to remove contaminants that may be on the floor. The floor is then rinsed to remove any residual IFT. The floor is cleaned again with a product called Squeaky. This removes any contaminants not removed by the IFT. Once the floor is dry, it is coated with a product called TyKote. This acts as the bonding agent for the new finish. After the TyKote has dried for a minimum of one hour, StreetShoe, a water based urethane finish is then applied.
 
IFT, Squeaky, TyKote and StreetShoe are all products manufactured by Basic Coatings. Basic Coatings leads the industry in product formulation and development. Their TyKote System remains unmatched for its durable and high quality finishes.
 
FINISHES
 We use StreetShoe water-based wood floor finish available in gloss, semi-gloss, satin, super matte. It is the fastest-curing finish on the market. StreetShoe is the industry benchmark for water-based finishes. Ideal for all commercial, sports and residential applications.

WHEN IS RECOATING THE RIGHT THING TO DO?
 If you think about it, there are 5 things you can do to keep your wood floor looking good:
  • Regular maintenance
  • Repairs
  • Restorative cleaning
  • Recoating
  • Replacement
 
Regular maintenance works well to maintain the shine of hardwood flooring. Regular vacuuming and damp mopping with the manufacture’s cleaning solutions works best. ALWAYS follow the manufacturer’s directions for care and maintenance.
 
Repairs can be made to fill any voids or replace any damaged wood in your floor. We will provide the same species and grade of wood to match your existing flooring, but it is important to note that matching the species and grade will not always provide an exact match in color and grain character. Such discrepancies are to be expected, and FloorX Installations cannot be held liable for any such discrepancies. 
 
Restorative Cleaning works for floors that have begun to show some signs of aging. Butt joints and edges are starting to collect soil that just don’t seam to come clean with your regular maintenance. We use the previously mentioned IFT, rinse the floor, and then clean it again with Squeaky. You will be amazed how much better the floor looks after a restorative cleaning.
 
Recoating works best in situations where the hardwood floor is in good condition but the finish is worn and dull looking. Light scratches and abrasion will cause the finish to lose its luster. Our recoating system will help to minimize the light scratches and abrasions in the finish. Your floor will look smooth and shine to the appropriate gloss level that you have chosen.
 
REFINISHING
 
 
Refinishing involves a very invasive approach to your home and its hardwood floor. Large heavy equipment is brought into your house. The existing finish and top 1/16—1/8” is sanded away. New stain, if any, is added and then the finish is re-applied. Baseboards are generally removed; plastic walls are erected for dust containment. A typical 400—700 square foot job could take as long as 5 days.
 
The finished product generally results in a “like new” appearance. All damage from scratches, dents, etc are removed in this process. There is a limit as to how many times you can have this process done to your floor.
 
REPLACEMENT
 It is time for replacement of your hardwood when your floor is severely damaged beyond anything that recoating or refinishing can offer. This is the most expensive of all the maintenance solutions.
 
 
 
BEFORE WE BEGIN THE RECOATING PROCESS
 
FloorX Installations will need to have a representative look at your floor before we can give you a firm price. However, it would facilitate the process if over the phone you can provide us with the approximate size (square feet) and scope of the job and what type of flooring you have.
 
FLOOR PREPARATION
 Floors must be completely cleared prior to the commencement of work; we do not move furniture, and any delays resulting from work areas not being cleared prior to our arrival will be billed hourly.
 
SCHEDULING
 We usually need one to two weeks lead time to schedule a job. Contact us as soon as you know when you would like the work done, and we will do all we can to accommodate you. We rarely have to postpone a promised start-date for a job. However, FloorX Installations cannot guarantee against unforeseen circumstances which may force us to postpone. We will always give as much notice as possible on such occasions, and will attempt to reschedule as soon as we can. We will give you a fairly accurate assessment of how long a job will take, but FloorX Installations cannot be held liable if a job takes longer than the initial estimated duration.
 
AFTER THE JOB IS FINISHED
 
Foot traffic may resume in 4 hours (lighter is better for the first few days). We recommend waiting 24 hours (if possible) before replacing furniture. Please note that 28 days cure time is required before replacing area rugs.
 
CLEANING & MAINTENANCE
 
NEVER USE MURPHY’S OIL SOAP. This will make future re-coatings with our finishes impossible. Clean the floors only with our prescribed cleaner, or with the recommended cleaning products of the floor manufacturer. Use a very lightly dampened mop only. There should never be standing moisture visible after mopping. Sweep or vacuum the floors as needed. We also strongly urge the use of the felt furniture pads we provide. These pads should be checked at least once every six months – if the pads collect enough grit, they become counter-productive.
